TSE Title Products include:

• POLICY OF TITLE INSURANCE: Affords coverage to the insured party or parties against loss resulting from defects of title to a specifically described parcel of real property.


• SUB-ESCROW FUNCTION: Receipt and disbursement of funds pursuant to lender instructions.


• DEED SEARCH & REPORT: A search of a specific parcel of land to determine last deed of record or all deeds in a specific period of time. Copies of deeds are included in all deed searches. No insurance is afforded and liability is limited to cost of report.


• JUDGMENT/LIEN SEARCH & REPORT: A search of an individual or legal entity to determine all judgments and liens, if any, against the party in a specific county or parish of a state. No insurance is afforded and liability is limited to cost of report.


• OWNERSHIP & ENCUMBRANCE REPORT (O&E): A report reflecting ownership, taxes and recorded liens as it pertains to a specific parcel of land. No insurance is afforded and liability is limited to cost of report.


• ALTA COMMITMENT: Title report issued prior to final policy that shows condition of title as of the effective date and the requirements necessary to complete the pending transaction as contemplated by all parties to the transaction.
